Buying a new home or your very first home is a really exciting time. It can come with its hassles and dramas at times, but it’s generally the biggest single purchase any of us will make in our lifetimes, and moving into a home that you can truly call your very own is a unique and amazing feeling.

Searching for the right home for the right price and going through negotiations with the real estate and vendor are very important parts of the process, but so, too, is the condition of the home in general, and especially the state of the roof.

When it comes to the roof in particular, here are some things to be mindful of when deciding if the home you’ve found is the right one for you.

Are There Signs of Water Leaks?

This is one of the biggest things to look out for. Any kind of water leak through the roof, no matter how small, can cause greater problems down the track if left untouched. Water will cause staining, rot wooden framing, get down inside the walls, into the electricals and promote the growth of unhealthy mould.

How About Termites and Vermin?

Termites in the ceiling’s framework may not be easy to spot for the naked eye and it’s wise to call in an expert. The presence of rats and mice in the roof should be more obvious due to their droppings.

What Does the Roof Look Like?

You will no doubt thoroughly inspect the rest of the home you propose to buy, but make sure you have a good look at the roof. Does it look really old and dated? Is the home in dire need of a roof replacement or roof repairs? Is it rusting away or made of dangerous asbestos?

These are all important things to consider before committing yourself to a purchase.

If it needs a roof replacement, is that within your budget? Will the current owners be willing to spend the money on roof repairs or a roof replacement as part of the deal?
